Battledown, Cheltenham, Gloucestershire GL52 5AQ

Description

Stonewater, in partnership with Vistry Homes, presents a major 250-home residential development at Oakley Farm off Harp Hill, in the Battledown area of Cheltenham. 158 of these homes will be affordable, including 53 for social rent, 51 for affordable rent, and 54 properties for shared ownership. The affordable homes will comprise a wide range of one- to four-bedroom houses, maisonettes and bungalows.

The development has been designed with sustainability at its core. Each home will be equipped with PV solar panels, an air-source heat pump, an EV-charging point and waste-water heat recovery. Sustainable drainage systems will also be integrated to manage water and biodiversity.

Significant areas of communal open space, play areas and new pedestrian access have been designed into the development’s layout. Mature trees on the site have been retained, including a prominent oak tree, helping to enhance the natural character of the site.

Highway improvements include upgrades to Harp Hill and, in total, Vistry is contributing more than £5 million towards local infrastructure upgrades and new public services as part of the planning agreement.

Situated in the historic spa town of Cheltenham, residents will enjoy easy access to the amenities of Cheltenham town centre, which is around 25-minute walk or a short drive away. The town offers a wide range of shops, restaurants, cultural venues and supermarkets. Cheltenham is known as ‘The Festival Town,’ hosting over 25 annual festivals, including the Cheltenham Literature Festival and the Cheltenham Gold Cup. Leisure facilities include the Leisure at Cheltenham centre with a swimming pool and sports hall.

Local amenities include several nearby convenience stores, a medical centre and supermarkets such as Sainsbury’s, which is adjacent to the development. The area also has access to green spaces and countryside, making it attractive for walking and outdoor activities for those with young families. Nearby Harp Hill has amazing views of the town, racecourse and the surrounding hills of Cleeve.

The area is well placed for several highly regarded schools. Local primary options include Holy Apostles’ Church of England Primary School and Glenfall Community Primary School both rated ‘Good’ by Ofsted. For secondary education nearby Balcarras Academy is rated ‘Outstanding’.

Battledown benefits from good transport links. The A40 is a short drive away, providing routes towards Oxford and London, while the wider road network connects to the M5 for travel towards Bristol and Birmingham. Public transport is available via local bus services linking the area with Cheltenham town centre and surrounding districts. The nearest railway station is Cheltenham Spa, approximately a 10-minute drive away, with direct services to major cities including London, Bristol and Birmingham.
