Local connection requirement means a Local connection to the Northampton Related Development Area (the NRDA) has been established in accordance with one or more of the following criteria;



(a)The applicant has been accepted onto Northampton’s Housing register and has a live application’; or




    (b)The applicant is a person to whom the Unitary Council has accepted a main housing duty under part 7 of the Housing Act 1996; or












(c)The applicant is living in the NRDA and has done so continuously for 3 (three) years immediately prior to making the application to join Northmpton’s Help to Buy register; or











(d)The applicant is working in the NRDA and has done so continuously for 9 (nine) months immediately prior to making the application to join Northampton’s Help to buy register; or











(e)The applicant wants to live near to a close relative (or another person if there is no other living relative who can provide support/care) who is living in the NRDA and has done so continuously for 5 (five) years prior to the applicant making the application to join Northampton’s Help to Buy register, and the applicant is either providing them with support/care or is receiving support/care that they cannot receive in their local area; or











(f)The applicant has a very specific reason why they need to live in the NRDA (for example severe social or medical needs; and/or











(g)Any other applicant as approved by the Unitary council (such approval not to be unreasonably withheld or delayed); and/or











(h)Any other criteria from time to time in force

As a shared ownership home, you will need to be eligible for Shared Ownership.

As a reminder, to be eligible for shared ownership you will need to evidence:

• your household income is £80,000 a year or less (£90,000 a year or less in London)
• you cannot afford all of the deposit and mortgage payments for a home that meets your needs
One of the following must also be true:
• you’re a first-time buyer
• you used to own a home but cannot afford to buy one now
• you’re forming a new household - for example, after a relationship breakdown
• you’re an existing shared owner, and you want to move
• you own a home and want to move but cannot afford a new home that meets your needs

Please take note of the minimum income, £37,736 which is based on the minimum deposit £8,625for this property. If you are placing a larger deposit, the minimum income will reduce. Always check with us if you are unsure whether you can afford the property.

If you make a successful offer to the seller after your viewing, they will let us know and we will then be able to refer you for a financial assessment with an Independent Financial Advisor.
