2. Currently lives in the parishes named above and have done so for at least the last 12 months








3. Used to live in the parishes named above and did so for a continuous period of not less than 3 years








4. Currently work in the parishes named above and have done so for at least the past 12 months for an average of not less than 16 hours per week








5.Currently has a close family member (mother, father, brother, sister, son, daughter, niece, nephew, grandparent, grandson, granddaughter or such other relatives as the District council agree qualify in the particular circumstances of any given case as a close family member or has a link to a particular family which the District council consider qualifies) living in the abbove-mentioned parishes who have done so for a continuous period of not less than three years.








In the Second instance



They satisfy any one or more of the first instance criteria (1) to (5) above but in respect of any other Parish in Stratford-upon-Avon district.








In the third instance



They satisfy any one or more of the first instance criteria above but in respect of an area (if any) (a 'Third instance area') which comprises that of any one or more named local planning authorities such as may from time to time be designated or notified of the Head of service as a relevant strategic housing market area or area of similar description in accordance with and by reference to any agreement entered into by the District council pursuant to the discharge of it's duty (the duty to co-operate) under section 33A of the planning and Compulsary Purchase Act 2004 (as inserted by section 110 of the Localism Act 2010) or any equivalent subsequent enactment








In the fourth and final instance



They satisfy any one or more of the First Instance Area Criteria above but in respect of any other area within England outside the First to Third instance areas specified above.

As a reminder, to be eligible for shared ownership you will need to evidence:

• your household income is £80,000 a year or less (£90,000 a year or less in London)
• you cannot afford all of the deposit and mortgage payments for a home that meets your needs
One of the following must also be true:
• you’re a first-time buyer
• you used to own a home but cannot afford to buy one now
• you’re forming a new household - for example, after a relationship breakdown
• you’re an existing shared owner, and you want to move
• you own a home and want to move but cannot afford a new home that meets your needs

Please take note of the minimum income, (£40,787) which is based on the minimum deposit (£8400) for this property. If you are placing a larger deposit, the minimum income will reduce. Always check with us if you are unsure whether you can afford the property.

If you make a successful offer to the seller after your viewing, they will let us know and we will then be able to refer you for a financial assessment with an Independent Financial Advisor.
